What are the seller's costs when selling a property in Spain?

If you are thinking of selling your property in Spain, it is essential to know all the associated costs and taxes, whether you are a tax resident in Spain or a non-resident. This will allow you to avoid surprises and make more confident decisions.


General expenses for any seller:

1. Plusvalía municipal (Tax on the increase in value of land).

This is a local tax that is paid to the Town Hall. It is calculated according to the length of time you have owned the property and the cadastral value of the land. It is always paid by the seller, unless otherwise agreed.

2. Cancellation of mortgage (if any)

There are notary and registry fees, and a certificate of zero debt must also be requested. It is usually between €600 and €1,000.

3. Energy efficiency certificate

Compulsory to sell. Its price varies between €50 and €150 and must be provided by the owner.

If you sell for more than you bought, you will have to declare the gain in your tax return.

There are possible exemptions if you reinvest in your main residence or if you are over 65 and sell your main residence.

If you are a non-resident for tax purposes in Spain:

The buyer is obliged to withhold 3% of the price and pay it to the Tax Authorities on your behalf.

This amount is deducted from the total amount you will receive, and you can reclaim it if there has been no gain or if the tax is not paid.

6. Non-Resident Income Tax (IRNR)

You will have to file a tax return for this gain with the Spanish tax authorities, even if you live abroad.

The tax rate for EU citizens is usually 19% on the gain.
