In order to register, agents must comply with a series of requirements and present the required documentation. In addition, they are obliged to follow ethical and professional standards to keep their registration active.

How to become a registered estate agent in Spain?

In order to obtain registration as an estate agent, it is necessary to follow certain steps and meet specific requirements. Generally, it is required to complete an estate agent course approved by the corresponding autonomous community. In addition, it is essential to have a thorough knowledge of the local real estate sector where you intend to work.

How to identify an estate agent?

To identify an estate agent, information can be sought from official registers or professional associations in the sector. It is important to ask about their experience and certifications, as well as seek references to verify their registration and licence to operate.

How to check if an estate agent is legal in Spain?

To verify the legality of a real estate agency in Spain, it is necessary to check the register of real estate agents in the corresponding autonomous community to confirm if the real estate manager is duly registered.

The Registry of Real Estate Agents of the Valencian Community.

This is a public platform established for the purpose of promoting transparency in real estate and safeguarding the interests of landlords and tenants in the region. Its creation is governed by Decree 98/22 of the Regional Ministry of Housing and Bioclimatic Architecture of the Valencian Community, and its registration is compulsory for individuals and legal entities that exercise or wish to exercise, on a regular and remunerated basis, real estate brokerage in the Valencian Community.

The fundamental purpose of the register is to promote ethical practices, to professionalise the work of estate agents and to guarantee a quality service for consumers and users. When registering on this platform, real estate agents must meet certain requirements related to location, customer service and professional training.

In terms of location and customer service, it is established that agents must have an establishment open to the public or a physical address in the Valencian Community, and must deal with customer queries, complaints and claims in relation to the brokerage services offered.

In terms of professional training requirements, agents are required to hold the official title of Real Estate Agent, be a member of the corresponding Official Association of Real Estate Agents, or hold a qualification in relevant areas. In addition, certificates of academic training courses of at least 200 hours in real estate issued by recognised institutions are accepted.
